Spec-Loan.com coordinates construction financing of 4 attached town homes for builder in Tampa, Florida totaling $1.3 Million. When the prominent south Tampa builder was unable to obtain financing through his bank, he turned to our program. Due to the property type his local bank wanted a down payment of over $200,000.00. With our program his total out-of-pocket investment was only $5,000 per unit, totaling $20,000.00. Additionally our use of an interest reserve saved him from having to make payments during construction that would have been as much as $8,000.00 per month. Our program saved the builder almost $250,000 in capitol that he can now use for other projects. We are currently working on a $700,000.00 new rehabilitation loan and refinancing an existing $600,000 loan to pay off a bank he is unhappy with.
